DETERMINE PURCHASING POWER. Kerwin & Associates will help you get pre-approved for a loan. We will guide you through the pre-approval process (you will need to collect required financial information). When negotiating with a seller, this can make a big difference.
EVALUATE: We will help evaluate the areas and neighborhoods that meet your needs; then we begin to focus our search for your next home.
VISIT HOMES: We preview the available inventory and only show you homes that meet your requirements; Grab your check list, compare, contrast and feel free to ask as many questions as you want. We will give you feed back and guide you in making an informed decision.
IDENTIFY SPECIFIC HOME: We act as consultant and sounding board. We read the reports (inspections, disclosures, etc.) and identify the pros and cons of the selected property.
MAKE AN OFFER: Kerwin & Associates is ready to negotiate on your behalf, we have an excellent track record in closing deals. We execute the purchase contract, we ensure all the financial requirements are in place and disclosures signed and completed. But, what differentiates Kerwin & Associates from other realtors is our extensive selling experience, we know how to take your strengths, as a buyer, and fit them with what is most important to the seller, ensuring you get the home you want.
ESCROW PERIOD: Kerwin & Associates answers any additional questions regarding the property; gets quotes on work, if necessary; perform “due diligence” to remove any outstanding contingencies; arranges an appraisal; and ensures loan documents get to escrow. We are there with you throughout the buying process, including when you sign off on your new home.
CLOSE OF ESCROW: Time to start packing and get ready to move into your new home!
