Filtering through the vast number of agents that advertise can be quite challenging. However, fret not, there are ways to gauge an agent's capabilities and find the right one for you. Here are seven ways to find the right real estate agent for your needs:

 

1. Talk with their previous clients

Here's a great way to find out how good an agent is. Ask for a few references and From  ask questions regarding the agent's capabilities and professionalism in representing their clients. If you are selling, ask for references whose properties were similar to yours in terms of  price, location, and other key features.

 

2. Take a look at the agent's current listings

You can check out the agent's listings online on their own website or on other different websites. Places to look include the real estate agent’s website and sites such as Realtor.com, which offer a searchable online database of properties in the multiple listing services (MLS). Almost all buyers start their search online, and you need to find an agent that can use that tool effectively. Take a good look at how the agent mirrors the property you want to buy or sell - are they in the same area? Is the price range similar? Does the agent have enough listings to indicate a healthy business, but not so many that you’d be waiting days for him or her to return your call?

 

3. Experience

Your state's licensing authority can pretty much tell you how long an agent has been working and has been in business. You can also ask your agent directly regarding his experience on the job. You want an agent that has relevant experience and someone who is actively engaged in the area. You’ll also want an agent to demonstrate knowledge of the city and homes in your price range whether you are buying or selling.

 

4. Size up the knowledge of the agent of the area

Typically, a good agent knows about other properties in the area, the pricing, when it sold and other details. Ask them about a recently sold property in the area so you can gauge the agent's skill and knowledge. If they know and tell you about a few details regarding the property, that agent is sure to be acquainted with your area and will most likely be able to provide you with good service.

 

5. Make sure you're getting the agent with the right credentials

Like other  professions, real estate has specialities to look out for.  Many real estate agents get specific training in different areas in  the field, and this can be indicated by letters after the agent's name which indicates that the agent has an additional real estate accreditation that may be useful to your situation.  Some of the designations include:

 

Certified Residential Specialist (CRS) -  Completed additional training regarding selling residential real estate.

 

Accredited Buyer’s Representative (ABR) - Completed additional training in representing buyers in transactions.

 

Seniors Real Estate Specialist (SRES) - Completed additional training aimed at helping buyers and sellers in the 50+ age range.

 

6. Ask about their professional awards

Agents with awards have established themselves and set a standard. A well known third-party award will also make their achievements much easier to verify.

 

7. License and disciplinary actions

Check with your state's regulatory commision and check if your agent has an up-to-date real estate license or has disciplinary actions or complaints filed against them.
